How many homes are you building?

South Village will consist of a mix of village homes, townhomes and condominiums. Our total build-out will take approximately 7 -8 years depending upon market conditions. The maximum number of homes to be built is 334.

How do I secure a home at South Village?

We have a detailed Purchase Agreement that is available upon request. In general, the initial deposit is 5% of the base purchase price of the home. We allow 21 days from the date of your signing a Purchase Agreement to finalize all the details. These include:
1. Securing mortgage approval
2. Approving all documents contained in the Public Offering Statement
3. Finalizing all Selections and Options

There is an additional non-refundable deposit due of 50% for any upgrade options that you choose. For example, if you choose an upgraded item priced at $3,000 there would be an additional non-refundable deposit due of $1,500. All deposit monies are applied toward the total purchase price.

Following this 21 Day period, the initial deposit becomes non-refundable and construction can commence.

How long will it take to build my home?


Village homes and Townhomes will take approximately 22 weeks to complete. Each home is built to order and your South Village representative will look at the sequencing and scheduling involved in building your home. The Condominium buildings have their own schedule, and a South Village representative can provide you details on this type of construction schedule.

Do you offer any options?

Yes. We offer a large variety of option and selections which allow you to customize your home. We have chosen our options and selections from a very wide array of products. Each is chosen for value, quality and reliability.

Can I choose options that you do not offer?

Only options offered by South Village will be allowed.

Can I make modifications to the floor plans?

Modifications are reviewed on a case-by-case basis through our change order process. South Village reserves the right to deny any request as it may affect scheduling and delay completion dates.

Can I do any of my own work on my home while it is under construction?

Custom work may be undertaken only after closing. No independent contractors are permitted prior to closing.

Can I reserve a home in a future phase?

South Village does not accept reservations for homes and lots in locations to be released at a future date. If you wish to share your contact information, we can notify you when a new area of the community becomes available along with pricing and home style choices.

Will you accept a Purchase Agreement with a home sale contingency?

Although South Village does not take contingency house sale contracts, we have created a program which allows for an extended closing date. Details apply. See a sales associate to learn how you can start enjoying life at South Village.

How does the Homeowners Association function?

All the homes are a member of The South Village Community Association which manages all the expenses that are common to the community as a whole. A budget has been established to cover expenses to include administrative expenses, common utilities, landscaping maintenance, snow removal from private streets and parking lots, rubbish- recycling, and liability insurance. The City of South Burlington will maintain the public streets and sidewalks. The Association will assess monthly dues based on a percentage of interest the Village Homes, Townhomes and Condominiums each hold in that budget. There will be sub-condominium associations established to specifically handle the operation and budget for the condominium buildings. Homeowners in the condominiums are responsible for only their specific building’s maintenance budget.

Is there a Warranty Program for our new home?

Upon occupancy, the developer shall for a period of one (1) year warrant all materials and workmanship supplied by developer or its contractors and subcontractors. For a period of two (2) years the developer warrants that the home shall be free of “major structural defects”. Definitions of these warranties can be found in the South Village Warranty Program.

When can I move into my home?

You can move into your home immediately after closing. Due to liability purposes, we cannot allow for occupancy or storage of any possessions in the home prior to closing.
